Warranty Status

It is important to verify equipment serial numbers and warranty registration. Many builders’ neglect system registration, reducing the warranty from 10 years to 5.

Construction Debris

Inspecting the blower wheel and evaporator coil is essential, especially in properties with recent construction. Drywall dust from new builds can accumulate on these components, potentially reducing system efficiency by up to fifteen percent. Regular inspection and cleaning help maintain optimal performance and energy efficiency.

Duct Integrity

Static pressure testing and joint inspection are essential for assessing ductwork integrity and HVAC performance. Settling, especially in attics or crawlspaces, may cause ducts to separate or leak, undermining system effectiveness.

Zoning Check

Most new two story homes built on slab typically have at least two zones. It has unfortunately become common practice to install these zone systems without the proper zone bypass which can lead to poor performance, uneven temperatures, and premature failure of the heat exchanger and/or the compressor.

Drainage Safety

Conducting a condensate line flush and float switch test is essential, especially in new homes where drain lines can present challenges. A clog may result in significant damage to newly installed drywall.

Electrical Component Check

Capacitor and contactor testing is essential, as early failure may place undue strain on the compressor and result in expensive repairs.

Condenser coil cleaning is recommended, as residual construction dust and airborne particles often persist after occupancy and tend to accumulate within the outdoor unit
